Plans for a new fish and chip shop on the High Street in Starbeck have been refused by borough council planning chiefs.

  • There were plans to transform Mitchell’s Butchers into Sailor’s fish and chips.
  • Council planning officers had concerns about the number of takeaways already in the area.
  • The plans were refused by council officers.

Mr A Roda and Mr K Roda wanted to transform Mitchell’s Butchers at 54 High Street into Sailor’s fish and chips.

Four residents objected to the scheme with another person writing to the borough council to say they wanted the new chippy.

Council planning officers, however, had concerns about the number of takeaways already in the area.

Their report into the plans stated:

“When the case officer visited the High Street it was noted that there are five takeaways, one pub and two cafes along the high street in this particular part of the High Street.

“Although the case officer has been informed by the local ward councillor that Starbeck currently has 15 takeaways operating in its area.”

The report concluded that the plans for a takeaway did not meet the criteria and, as such, were refused by officers under delegated powers.

The planning report concluded:

“The change of use to takeaway is eroding the retail use on the High Street of Starbeck and detrimentally affecting the vibrancy and vitality of the main shopping street.”
